Villa Pietrarossa is a Napoleonic historic residence for sale located in the town of Civitanova Marche (MC) at a height of some 170 meters above sea level. With a southerly exposure, it enjoys magnificent views throughout the year, overlooking, as it does, a valley still free of urban sprawl and set in a pristine environment, in which the property is immersed, in well cultivated land with olive trees, grapevines and arable pasture and with fantastic sea view.
The oldest part of the property was built in the eighteenth century, then altered over the years, and inhabited by farmer families, controlled, in fact, by the Bonaparte family until the 1930s. Indeed, large estates in the South of Loreto up to as far as Porto San Giorgio, were governed by the Bonaparte Administration, in particular by Napoleon III who sensed the great potential of agriculture in this wonderful area, and proceeded to make a census of all the families and farmhouses who “belonged” to the French and characterized them with French architectural features, taking particular care in restructuring them and giving each house a name represented by a plaque on the outside.
The Pietrarossa farmhouse was one of these and as such is quite important, since it was mentioned in an ancient map of the end of the 18th century, as the name of the street in the centre of the district. It’s restructuring was carried out between 1999 and 2003.
The house is on two floors giving a total of 377 square meters and is composed on the ground floor of an entrance, a dining room with fireplace, a kitchen, living room, bathroom and two store rooms. upstairs there is a living room, a study with a fireplace, 2 bedrooms, a bathroom with hydromassage and a master bedroom with bathroom.
Outside there is a little bakehouse attached to the house, containing an large old wood oven which has been renovated and is fully functional.
The front of the house for sale, has a protective wooden roof (15 meters x 4) and overlooks a most beautiful hilly landscape, while to the east there is a large terrace (7 x 7 sqm) which serves as the roof of the garage. In the terraced garden is to be found an original cave / cellar of a past epoch.
The mature and well-kept south facing garden is cultivated with about 100 different citrus plants (oranges, mandarins, clementines, lemons, cedars and grapefruit), all of excellent quality. There are 18C olive trees, numerous fruit trees (cherries, apricots, figs, etc.) and dozens of rose bushes.
Villa Pietrarossa is completely private and independent, although not isolated. It has LPG heating, its water obtained from three wells inside the property (and certified of excellent mineral quality, abundant and full throughout the year). In addition there is a power generator for any emergencies, a video surveillance system and wi fi connection.
